Prestige Falcon City Luxe Kanakapura Road 2 BHK Apartment Price

Prestige Falcon City Luxe has four proposed standard 2 BHK floor plans. The difference between the smallest and largest option is 70 sq. ft. Buyers should compare the room dimensions and carpet area instead of selecting a unit only by its total saleable area.

The 1,204 sq. ft. home is expected to be the entry-level unit. The 1,274 sq. ft. plan may have a higher base cost because of its larger area. The approved carpet area and room measurements must be checked after the sanctioned floor plans are released.

The ₹1.40 crore figure should not be treated as the final amount payable. A buyer may need a working budget of around ₹1.62 crore to ₹1.70 crore, depending on the selected floor, parking, project charges and legal costs.

GST on an under-construction non-affordable residential apartment is generally charged at an effective rate of 5% without input-tax credit. Karnataka currently charges 5% stamp duty for properties above ₹45 lakh, while the registration fee is 2%. The amount is calculated using the applicable property value and government rules at registration.

This estimate is not an official Prestige quote. The final cost sheet must show every charge separately.

The current ₹1.40 crore starting price gives the following basic calculations:

• ₹1.40 crore divided by 1,204 sq. ft. is about ₹11,628 per sq. ft.

These rates are mathematical estimates based on the advertised price. They are not confirmed project rates. Some early project pages show different rates, which is another reason to wait for the official price sheet.

The effective rate can also increase after adding floor-rise charges, preferred-location charges and other project costs.

The standard 2 BHK apartments range from 1,204 to 1,274 sq. ft. The proposed 2.5 BHK homes are larger and include an additional study room. Their sizes range from 1,366 to 1,379 sq. ft.

The 2.5 BHK units should not be added to the normal 2 BHK size range. Buyers who need a work-from-home room may find the study useful. However, the larger area will increase the apartment price, GST, registration cost and maintenance amount.

The final Prestige Falcon City Luxe 2 BHK price will depend on the exact apartment selected. Two homes of the same size may have different costs.

These details remain subject to the approved RERA filing.

Prestige Falcon City is close to Konanakunte Cross Metro Station on the Green Line. Current transit listings place the metro station within about a five-minute walk of the existing township entrance.

This metro access is a key part of the price. Residents can use the Green Line for travel towards Banashankari, Jayanagar, Majestic, Yeshwanthpur and other parts of Bengaluru. Forum South Bengaluru is also part of the existing Falcon City development.

The exact distance from a Luxe tower to the metro entrance may differ from the distance measured from the existing township gate.

Prestige Falcon City Luxe is an upcoming new phase. The original Prestige Falcon City is a completed and occupied development with 2, 2.5, 3 and 4 BHK homes.

Current resale advertisements in the completed phase show some 2 BHK apartments at about ₹2.60 crore to ₹2.64 crore. These are resale asking prices for ready homes. They should not be directly compared with the unconfirmed ₹1.40 crore pre-launch estimate for Luxe.

The two prices reflect different project stages, unit conditions, floors and possession benefits.

The ₹1.40 crore entry price may attract buyers who want a new Prestige home near an operating metro station in South Bangalore. The proposed 1,204 to 1,274 sq. ft. layouts also provide more space than many compact 2 BHK apartments.

However, buyers should judge the price only after the official cost sheet is released. A ₹1.40 crore advertised price can become more than ₹1.60 crore after taxes and other charges. The approved carpet area, tower position, possession period and payment plan will decide the real value.
