Why is Kanakapura Road So Expensive?

Kanakapura Road is costly because average home prices hit ₹11,600 per square foot in 2026, showing a 12.25% rise from last year. This area in South Bangalore is a major hotspot now. It has a fast new metro train line. It also has an express highway link nearby. Many tech workers want to live here. They have big jobs and large budgets. This high demand makes home prices go up fast. There is also very little open land left to build new layouts.
Many families leave crowded parts of Bangalore to buy larger homes out here. The local government protects the massive green forest zones nearby. Builders cannot clear those trees to make cheap housing blocks. This rule keeps existing homes rare and highly valuable. Since new luxury retail malls and top schools are open now, it has turned into a premium neighborhood.
